Project Description:
K House by the Sea is a 900 sqm coastal residence designed by Vafeades Architecture. Rooted in the Mediterranean tradition of integrated living, the project is defined by the seamless interaction between architecture, landscape, and climate.

Landscape is not an afterthought but an architectural element. From the moment of arrival, terraced gardens, stone pathways, and native Mediterranean planting—olive trees, rosemary, lavender—guide movement and shape the spatial rhythm. Outdoor areas such as the sunken lounge, pool terrace, and shaded pavilion are carefully choreographed to extend the experience of the interior into the open air.

The residence is structured along a strong central axis, with a double-height glazed volume anchoring the layout and directing views toward the horizon. White rendered walls, local limestone, and timber soffits define a calm and tactile material palette that sits lightly within the landscape. Every space is oriented to embrace light, air, and sightlines—drawing the sea inward and pushing the architecture outward.

Inside, the material continuity between exterior and interior supports a quiet minimalism. Natural finishes, filtered light, and generous volumes create an atmosphere of comfort and timelessness.
